Why a Home Problem Doesn't Leave With the Buyer
A hidden attic problem nearly ended a Bellingham sale, and how we handled it saved the deal. Here's the lesson for every seller.

Every house has places the people living in it almost never look: the attic, the crawl space, the corners you’d need a ladder and a flashlight to reach. Around Bellingham, those are exactly where trouble likes to hide, like moisture, failing insulation, the occasional uninvited rodent.
Here’s what sellers don’t always realize.
Whatever is up there doesn’t leave when a buyer walks away. It stays with the house, waiting for the next inspection. Let me tell you about a deal that made that lesson stick.
A patient sale, then two offers. I had sellers with a second home they genuinely loved and used, so they weren’t in any rush. We sat on the market a while, then a price adjustment finally brought the traction we needed, and after months of patience, two offers landed at once. My sellers were thrilled, and rightly so. We accepted one, and then came the inspection.
The inspector found hidden trouble. They’d told me all along the place was in great shape, and they meant it, they’d cared for that home for years. But the inspector went into the attic and found what they’d never seen. Moisture had gotten into the insulation, and mold and fungal growth were starting to take hold. The buyers got further evaluations, and the recommendation came back clear. Pull the damaged insulation, treat the space, and reinsulate the whole thing. My sellers were floored. As far as they knew, everything up there had always been fine.
The problem follows the house. Then the contractor’s bid arrived with the buyer’s inspection response, and it was full of photos. Once we could actually see what was happening in that attic, the whole situation made a lot more sense. So instead of digging in and arguing over whether we should deal with it, I asked my sellers one simple question. If these buyers walk, do you think the next ones won’t find the exact same thing? The answer was obvious. Of course they would. The problem wasn’t going anywhere.
One question changed the negotiation. That question changed the conversation. We stopped debating whether to fix it and started figuring out how. I brought in a licensed, bonded contractor who could handle both the remediation and the insulation for less than the original bid. The buyers wanted their own remediation specialists, so we went back and forth a few days until we landed on something everyone could accept. We hired the remediation company, handled that work before closing, and gave the buyers a credit for the insulation and the other items. The deal closed.
Know your home before you list. A condition problem doesn’t leave with the buyer who found it. That’s exactly why a pre-listing inspection can be so valuable. It lets you understand your home before you’re across the table from a buyer negotiating what gets fixed and who pays. I’m not saying every seller needs one; there’s no one-size-fits-all answer. It depends on your home and what you’re trying to accomplish. But you deserve to know your options before you ever put the house on the market.
