Almost every move-up buyer I talk to gets stuck on the same worry. They’d love the next house, but their money is tied up in the one they’re in, and selling before they have somewhere to land feels like jumping without a net.
In reality, it’s more solvable than it feels.
The real question isn’t whether you can afford the next home. It’s how you want to handle the gap between letting go of this one and owning the next. Seen that way, the path comes down to three choices, and the right one depends on how much certainty, flexibility, or cost you’re willing to trade.
If certainty matters most, selling first makes sense. Letting your current home go before you buy means you know your exact equity and can make a clean, non-contingent offer, which carries real weight with sellers. What you give up is a soft landing. You may need an interim place to stay, and leaning on family or friends only stretches so far. A rent-back or delayed possession can help, letting you stay in your sold home a little longer while you look.
I watched this work well for a client recently. After we sold their house, they chose a rental on purpose, with a flexible lease we’d arranged. When they found their next home faster than expected, their landlord let them out early. A short double move was a small price for that freedom.
If you’d rather never live through showings, buying first is the dream version. You find the home, move in, and prepare your old one for market on your own schedule. The catch is carrying two homes for a stretch, which depends on what you qualify for. The cleanest path is qualifying for both mortgages outright. If not, a bridge loan lets a lender count your current equity toward the second mortgage, with a deadline to sell the first. A home equity line of credit works similarly, funding your down payment and paying it off when your home sells.
Each carries a cost worth respecting. If your old home lingers on the market, the interest and fees stack up, and a bridge loan adds origination costs and can change your final rate. I’ve had clients choose it anyway, knowing the expense bought them the timing and calm they wanted. It’s not the cheapest route, but it can be the most comfortable.
If you want to move only once, a contingent offer is the middle path. You make an offer on the next home that depends on selling your current one, so your equity lands where it needs to with no bridge-loan charges. The trade is that you’re asking a seller to bet on you, and in a market like Bellingham, that bet is everything. When a seller weighs your offer, especially against competing ones, they’ll want to know your pricing strategy and how fast you can get under contract. You may have less room to negotiate, and some sellers won’t entertain it.
None of these three is simply the best one. Each trades something: certainty for a double move, convenience for cost, a single move for a seller’s cooperation. That’s why the plan matters more than the option. Map your home’s value, equity, and timeline against these routes, and the right fit becomes clear.
Honestly, the biggest obstacle I see isn’t money or the market. It’s uncertainty. People imagine every way a move could go sideways and talk themselves out of it. You don’t need every answer to begin, just an understanding of your choices and a plan.
So if a move has been on your mind but the logistics feel like a knot, let’s untangle it together. We can look at your options, your home’s value, and the numbers behind each path, with no pressure to list. Sometimes, understanding your options is the best first step.
