Bellingham's Split Market Could Cost Sellers Thousands
Bellingham has split into two markets, and which one your home lands in can be worth tens of thousands. The data shows exactly where the line falls.

If the Bellingham market feels strange right now, the reason has almost nothing to do with luck. Whether your home sells in a week or sits for two months comes down to factors you control. I pulled 90 days of residential sales to prove it to myself, and the split was cleaner than I expected.
Forty-two percent of homes that sold got an offer in the first seven days. Everyone else averaged 74 days on market. Two markets in the same city, and the gap between them runs into tens of thousands of dollars.
Homes that sell in one week almost never fall out of contract. About 100 Bellingham homes went under contract last month, and roughly 30 fell out. That’s a third of deals collapsing after everybody did the work to put them together. So I checked which ones failed, and not a single termination came from a home that pended in week one. Not one. A fast offer isn’t just faster, it’s sturdier. Buyers who competed for your home don’t spend inspection week hunting for an exit.
Preparation is what decides which market you land in. Roof, attic, crawl space, paint touch-ups, and cleaning. Every one of those is a place a buyer can plant a flag and ask for money back. Take them off the table before anyone walks through the door, because buyers right now are pickier than I’ve ever seen them.
A pre-inspection puts you in control of the repairs. You’re really choosing between two versions of the same work. In one, you decide what gets fixed and who fixes it. In the other, a buyer decides, picks their own vendor, and names their own number. Same repairs, very different outcome, and you only get to choose before you’re under contract.
Sixty percent of homes take longer than a week, and they still sell. Even well-prepped listings don’t all land in that first group, so plan for the possibility. Buyers are active out here; they’re just being selective about what earns an offer.
Which is why “What’s my home worth?” is the wrong opening question. The better one is “How do I make sure I’m in the first market instead of the second?” That’s the conversation worth having.
